General conditions of mediation:

We act as agents for vacation homes. A contract exists only between the landlord and the renter. After receiving your application in writing, per telephone or fax you will receive a written booking confirmation. This booking confirmation represents an offer of the landlord to complete a rental contract. The landlord is bound by this for a period of 2 weeks after issuing the booking confirmation. By paying or the deposit to us, according to the agreed rental price (booking confirmation per e-mail) the contract between you and the landlord becomes binding. The rental contract is strictly a personal legal contract.

Please note that the owners of the houses are not tour operators or travel businesses and therefore the tourism law cannot be applied under any circumstances. The exact extend of the services arise from our internet-website.

Any special requests not expressly stated in your booking confirmation may not be considered effective.

Consumption related costs will be added to the rental price and have to be paid to the landlord or his representative at the vacation home, as well as the remaining part of the rent according to our booking confirmation. If we do not receive your deposit payment within 2 weeks after issuing your booking confirmation, the landlord has the right to rent out the vacation home to a third party.

Cancellation conditions:

You can cancel your booking at any time prior to departure of your trip. The cancellation must be done in writing. It becomes valid when received by us.

Due to the timing of your cancellation costs arise as follows:

- up to 45 days prior of your arrival 30% of the rental charges

- from 44 to 30 days prior ofyour arrival 50% of the rental charges

- from 30 days prior of your arrival no refund will be made.

Under extraordinary circumstances a partial refund may be possible. This is at the sole discretion of the house owner. If you shorten your period of stay after you made your payment, or depart early, you have to pay the full amount of your booking. All payments as mentioned above must be credited to our account ALL AROUND HOUSE Rentals & Services Co.Ltd. 14 days after you received our confirmation of your cancellation.

We would therefore recommend that you take out a travel cancelation insurance!

Applicable Law and Jurisdiction:

These conditions and any contract to which they apply are governed in all respects by Thailand law and Thailand courts only shall have jurisdiction in relation to any claim or dispute arising out of, or connected with them.

Liability for links:

Our offering contains links of external websites of third parties. We have no influence over the content of these websites. Therefore we cannot held liable or responsible for their content. The responsibility / liability for the content of the linked pages remains solely with the provider / operating company. At the time of linking, the pages had been checked for violations of the law. If you have to use personal data on our website (for example: name, address, e-mail) this is, as far as possible, always on voluntary basis. Data will be held in confidence, and not given further to a third party, unless you give your permission. We point out that data transmission via the internet (e.g.: communication via e-mail) can be risky. Complete protection of data against access of third parties is not possible.

The utilization of contact data within e-commerce regulations by third parties, with the intention to send not specific requested ads, and information material, is definitely prohibited.
